West Colton Study a 2 - March 17, t9b6
Existing Land 3 s e
Generally the land is developing to sales and distribution uses
rather than low density residential, However, most of the land is
vacant and undeveloped. SpecificaLly, the uses along Valley Boulevard
are of a commercial and, :.Light industrial nature, except
here are for
i the
area
along Morrow Airport, which hich is recreational.
family dwellings along Hermosa Avenue, tiwhich will be fronting the
railroad), and west of Hermosa on the southerly side of C Streets
North of C to Olive, east of Meridian is 40 acres of Land owned by
the City. The westerly half of this Land is dedicated for Cemetery
purposes.
There are two dwellings north of the cemetery along Olive,
in the City, and several west along Olive in the County. The remaining
area north of Olive is vacant and unused. North and west of the
study area, in the Cities of Rialto and San Bernardino, the Land as
devoted to Low density residential ubes,
TO the south, along Stover Avenue, are two heavy industrial
uses. South of Stover, outside the study area, is agricultural and
vacant, unused Land. The dwellings to the southwest corner of the
study area are generally blighted with age and mixed uses,
The Land in and around the intersection of Pepper Avenue and
the San Bernardino Freeway is.developing to highway services, that
is: Service stations, motels, restaurants, etc.
.xistlna Circulation Element
Existing streets in the area are:
East West: Randall west from Acacia
Olive east from Meridian.
"C" east from Meridian
Valley Boulevard
Stover Avenue
North - South: Hermosa south from "C"
Meridian Avenue
Pepper south from Valley
Rexford north from Valley
Sycamore south from Marion Way.
These existing streets roughly serve the perimeter of the area,
but there are no unproved streets to provide access to the majority
of the land„
A plan is needed to provide general locations and widths of
traffic thoroughfares.. As in all circulation plans, logical future
routes must be preserved through the undeveloped area so as to
provide adequate access to the tots, and vehicular movement.
It is necessary only to provide for collector and secondary designed
streets,
as these must tie together. Local streets aregenerally
to discourage through traffic and can be located as development
warrants.
