ITEM #2 <br />CITY OF COLTON <br />AGENDA REPORT <br />FOR THE COUNCIL MEETING OF AUGUST 21, 2007 <br />TO: HONORABLE MAYOR AND MEMBERS OF THE CITY COUNCIL <br />FROM: City Attorney <br />SUBJECT: Multiple zone text amendments to Title 18 of the City of Colton Municipal <br />Code to clarify and update existing Code sections relating to front <br />setback requirements for parking facilities; parking requirements for <br />warehouse, storage and miniwarehouse buildings; side and rear setback <br />requirements for properties located in commercial and industrial zones; <br />the procedure for approval of telecommunication and antenna towers; <br />and expiration, revocation and appeals of land use applications. <br />DATE: August 16, 2007 <br />BACKGROUND: <br />The City of Colton Community Development Department initiated certain amendments to Title 18 <br />of the City of Colton Municipal Code (the "Zoning Ordinance") via application DAP -000-653 on <br />October 24, 2006. The City's Design Review Committee ("DRC") considered DAP -000-653 on <br />numerous occasions, with final review by DRC on May 21, 2007. During the DRC process the <br />application was revised and ultimately was drafted to include amendments to the following <br />provisions of the Zoning Ordinance: front setback requirements for parking facilities; parking <br />requirements for warehouse, storage and miniwarehouse buildings; side and rear setback <br />requirements for properties located in commercial and industrial zones; the procedure for approval <br />of telecommunication and antenna towers; and expiration, revocation and appeals of land use <br />applications, all as further described below (the "Zone Text Amendment"). <br />The City of Colton Planning Commission held a public hearing on June 26, 2007, after giving <br />published notice of the Zone Text Amendment, and adopted Resolution No. R-05-07 <br />recommending approval of the Zone Text Amendment to the City Council. <br />ANALYSIS/DISCUSSION: <br />The Zone Text Amendment is for the following Code sections, with proposed changes to be made <br />as indicated: <br />(1) C-1 NEIGHBORHOOD COMMERCIAL ZONE 18.18.120 Parking <br />Requirements. <br />
