That the entire site be maintained in a clean and attractive manner, <br />including periodic cleaning and sweeping of the entry driveways and street <br />area adjacent to the site, in accordance with NPDES requirements. <br />4. That minimum of 36" in box trees be installed within a minimum 5 foot wide <br />planter along the north property line to screen views and potential noise <br />sources from the site onto adjacent property. <br />5. That all spray painting shall be conducted within the paint spray booth or <br />within the enclosed building in compliance will applicable laws. <br />6. That any violations of the Operating Agreement and Covenant shall be <br />grounds for nuisance abatement of all outdoor storage. <br />In addition, a condition has been added that provides that prior to the issuance of a <br />grading or building permit, the Applicants shall pay reasonable fees necessary to <br />draft and record the Operating Agreement and Covenant. It is estimated these fees <br />will be less than $1,200.00. <br />Also as per Council's direction, the City Attorney has completed a revised resolution to <br />approve the requested appeal and overturn the Planning Commission's denial of the <br />subject project which is attached to this report. <br />FISCAL IMPACT: <br />The proposed project will have a positive financial impact to the City. The proposed <br />project would generate property tax and sales tax revenue to the city. <br />ENVIRONMENTAL IMPACT: <br />Per CEQA Section 15332 staff has determined that the proposed project is Exempt from <br />CEQA (15332) as an infill project.
