RESOLUTION NO. 868 <br />A RESOLUTION OF THE REDEVELOPMENT AGENCY FOR THE <br />CITY OF COLTON APPROVING A COMMON AREA IMPROVEMENT <br />AGREEMENT WITH THE RANCHO MEDITERRANIA HOMEOWNERS <br />ASSOCIATION <br />WHEREAS, the Redevelopment Agency for the City of Colton ("Agency") <br />acquired ownership of the Rancho Mediterrania Mobile Home Park ("Park") in 1993; and <br />WHEREAS, the Agency subdivided the ownership of the Rancho Mediterrania <br />Mobile Home Park into a "Condominium Project," as defined in California Civil Code Section <br />1351. The Rancho Mediterannia Homeowners Association ("HOA") was formed as part of the <br />creation of the Condominium Project; and <br />WHEREAS, in about 1994, the Agency began selling condominium interests in <br />the Park to individual owners; and <br />WHEREAS, since 1994, the Agency has sold, approximately, two hundred <br />thirteen (213) condominium interests in the Park and currently owns approximately forty-six (46) <br />condominium interests in the Park; and <br />WHEREAS, the HOA and the Agency desire to provide for the HOA to <br />rehabilitate and modernize the primary electrical lines servicing the Park and the street lights <br />within the Park as described in the Common Area Improvement Agreement ("Agreement") <br />attached to this Resolution as Exhibit A. <br />WHEREAS, the HOA will have the sole responsibility for all planning, <br />designing and engineering relating to the common area improvements and contracting with <br />appropriate contractor(s) for construction and installation of the improvements; and <br />WHEREAS, the Agency will fund the cost of the improvements for the lesser of <br />1) $1,148,217 or 2) the actual costs of constructing and installing the improvements; and <br />WHEREAS, This action is categorically exempt from the requirements of the <br />California Environmental Quality Act (CEQA) pursuant to Section 15302 of the CEQA <br />1 <br />
