This Specific Plan includes residential, open space, recreational, <br />business park retail, and educational uses within a 600+ acre development. Current land use <br />alternatives under consideration could yield between 2000 - 3000 new residential units over <br />the next decade. <br />In order for the Pellisier Ranch Specific Plan to move forward, there is a considerable <br />amount of regional infrastructure required to support that development. Without the city <br />bringing that infrastructure to the region, it is likely that this significant development project <br />- and significant property tax producer for both the city and the state - may never come to <br />fruition. <br />
