R-2-96 <br />A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF <br />COLTON RECOMMENDING A ZONE CHANGE AND GENERAL PLAN <br />AMENDMENT FROM OFFICE/BUSINESS PARK TO LIGHT <br />INDUSTRIAL, FOR ONE PARCEL OF PROPERTY, APN 162-106-05, <br />AND A ZONE CHANGE FROM M-1/SDA TO M-1, FOR TWO PARCELS <br />OF PROPERTY, APNS 162-106-11 AND 12, LOCATED AT 444 <br />COLTON AVENUE, PLANNING DIVISION FILE INDEX NUMBER DZG- <br />32-96. <br />WHEREAS, the City of Colton Community Development Department did apply for <br />a General Plan Amendment and Zone Change for the properties generally located at <br />444 Colton Avenue, also known as Assessors Parcel Numbers (APNs) 162-106-05, 11 <br />and 12, and <br />WHEREAS, a public hearing was properly noticed and held on August 27, 1996, <br />by the Planning Commission of the City of Colton to consider the proposed Zone <br />Change and Amendment to the General Plan; and <br />WHEREAS, the Planning Commission of the City of Colton made the following <br />findings: <br />1. The proposal is consistent with the intent and guidelines of the General Plan. <br />2. The proposal will be consistent with the Zoning Ordinance if the City Council <br />approves a zone change, and if the applicant complies with the Conditions of <br />Approval. <br />3. The proposal will be consistent with its surrounding uses when the Conditions <br />of Approval are met. <br />4. The proposal will not have a significant effect on the environment and <br />warrants a Negative Declaration. <br />NOW, THEREFORE, BE IT RESOLVED that the Planning Commission of the City of <br />Colton does hereby recommend to the City Council of the City of Colton, the adoption <br />of a Zone Change and General Plan Amendment for three parcels of property, <br />APNs 162-106-05, 11 and 12, at 444 Colton Avenue, as presented in Planning <br />Division File Index Number DZG-32-96. <br />PASSED, APPROVED and ADOPTED this 27" daygust, 1996. <br />/Ramon Hernandez <br />Chairman, City of Colton <br />—L to Planning Commission <br />avid R.
