LE kSE AG EE ENT <br />1. Identification of Parties <br />This Lease Agreement is entered into on . Z_ LC___ 1999, by and between <br />JOHN J. CREATURA, DOWNTONNN. PROFESSIONAL C'. ENTER, herein referred to as DOWN'TOW T, the owner <br />of the real property commonly known as 190 W. H Street Colton, California, and T & B PROPERTIES. Inc. a <br />California Corporation, herein referred to as "T &B" the owner of the real property commonly known as 195 W. <br />Valley Blvd. Colton, California. Both parties agree to the following. <br />2. Description of the Property <br />Downtown owns the real property commonly known as 190 W. H Street, Colton, California, which is <br />currently occupied by Downtown Professional Center, and more particularly described as follows: APN 162-151-44. <br />T & B owns the real property commonly known as 195 W. Valley Blvd. Colton, California, which is <br />currently occupied by Olympia Grill &Lounge Inc. a California Corporation. Doing business as `Rocksclub". And <br />more particularly described as: APN 162-151-15. <br />3. Agreement <br />Downtown agrees to execute the original of the LEASE AGREEMENT, which is a Lease Agreement for T <br />&B and its tenant Olympia Grill & Lounge, Inc. dba Rocksclub, a California Corporation. <br />T & B in consideration of the grant of the lease shall pay DOWNTOWN, the sum of FOUR- HLNI DRE,D <br />DOLLARS ($430.00) per month. First and last months payments will be paid upon signing of this agreement. <br />In consideration of Rocksclub patrons being able to use Downtown's parking spaces for valuable <br />consideration provided herein, including T & B Properties, Inc. or Rocksclub's obligation to keep Downtown <br />property's parking spaces free of all trash and debris caused by Rocksclub's use of the parking spaces. T & B shall <br />also cause Rocksclub to provide reasonable security for the Downtown Property during the hours of use of the <br />Downtown Property by Rocksclub in order to assure the safety of Rocksclub patrons while using the Downtown <br />Property, to prevent damage or destruction of any improvements located on the Downtown Property, and to use it's <br />best efforts to prohibit any loitering on and around the Downtown Property. T & B also accepts responsibility for <br />damages to Downtown's parking lot or building caused by Rocksclub's customers. <br />Downtown grants to T & B for the use and benefit of the tenant of the Rocksclub Property the Lease as <br />provided herein with the non-exclusive right to use parking spaces on the Downtown Property's parking lot located <br />as 190 W.
