CITY OF COLTON <br />LEASE AGREEMENT FOR REAL PROPERTY <br />1. Parties and Date <br />This Lease is made and entered into this 20th day of November, 2001 by and between the <br />CITY OF COLTON (hereinafter referred to as "City"), a municipal corporation organized under the <br />laws of the state of California with its principal place of business at 650 North La Cadena Drive, <br />Colton, California 92324 and SIERRA BAPTIST CHURCH (hereinafter referred to as "Lessor"), <br />with its principal place of business at 2300 North Rancho Avenue, Colton, California 92324. The <br />City and Lessor are sometimes collectively referred to herein as the "Parties." <br />2. Recitals. <br />2.1 Lessor Property. <br />Lessor is the owner of real property generally located at 2300 North Rancho Avenue in the <br />City of Colton ("Lessor Property"). <br />2.2 Purpose of Lease. <br />Lessor desires to lease to the City and the City desires to lease from Lessor all or a portion <br />of the Lessor Property for due and adequate consideration, the receipt and sufficiency of which are <br />acknowledged by the Parties and further described and set forth in this Lease, for the purpose of a <br />State of California funded Preschool program. <br />3. Terms. <br />3.1 Description of Property. <br />Lessor hereby leases to the City and the City leases from Lessor, on the terms and conditions <br />set forth in this Lease, the building space more particularly described in Exhibit "A" which is <br />attached hereto and incorporated herein by reference and with a common legal address of 2300 North <br />Rancho Avenue, Colton, California. (Hereinafter referred to as the "Premises"). <br />3.2 Term. <br />The term of this Lease shall be for one (1) year increment beginning November 20, 2001 and <br />ending November 19, 2002. Either of the Parties may, by written notice to the other Party, terminate <br />this Lease at any time and without cause by giving written notice to the other Party of such <br />termination, and specifying the effective date thereof, at least one hundred eighty (180) days before <br />the effective date of such termination. <br />RVPUBWGS\617426 <br />
