Engineer's Report Landscaping, Lighting and Maintenance District No. 2 FY 2003-2004 Part I — Plans and Specifications A. Description of the District The District consists of all lots, parcels and subdivisions of land located in the development areas known as Laing Homes, Pacific Century Homes and Young Homes - Tract 14158; Laing Homes and Young Homes Tract 14159; Osborne Development Co. Tracts 14391-1 and 14391-2; and Young Homes - Tracts 15165-1, 15165-2, 15873, 16025 and 16236 and a future residential area located south of Randall and west of Meridian. The District is an irregular shape that covers approximately 105 acres, generally located: • South of Randall Avenue and west of John Juarez Way; • North of San Bernardino Avenue/Olive Street and east of Pepper Avenue; • The District encompasses the area of land identified by the San Bernardino County Assessor's Office as Assessor's Parcel Numbers 0160- 301-36, 0160-313-08, 0160-421-01 thru 57; 0160-401-01 thru 73; 0160-411- 01 thru 36; 0160-431-01 thru 20; 0160-441-01 thru 43; 0250-022-01 thru 73; 0250-023-01 thru 20, and 0250-034-01 thru 40. Assessor's parcels 0250-211-14, 0250-211-19 through 21 and 0250-211-24 and 25 are older residential homes that receive little or no benefit from the improvements therefore are not part of the District. The parcels when fully subdivided will equal 454 single-family residential lots. The development plans for the District include: • Tract 14158 includes parcels 0250-022-01 thru 73, parcels 0250-042-01 thru 57 and portion of parcel 0250-034-01 thru 40 represents approximately thirty nine acres of low density single-family residential housing totaling one hundred and fifty (150) subdivided residential parcels; • Tract 14159 includes parcels 0250-034-01 thru 15 represents approximately four acres of single-family residential housing totaling fifteen (15) subdivided residential parcels; MuniFiwncial Page 4
