R-01-04 <br />A RESOLUTION OF THE PLANNING COMMISSION OF <br />THE CITY OF COLTON APPROVING TENTATIVE TRACT <br />MAP 1V0. 16249 FOR A 47-LOT SUBDIVISION AND 2 OPEN <br />SPACE LOTS: FILE NO. DT-65-01 (FORMERLY DTV-65- <br />O1) <br />WHEREAS, Ralph Herzig filed an application in July of 2001, File No. DT-65-01 <br />(formerly DTV-65-01), for Tentative Tract Map No. 16249 to create a 47-lot subdivision with 2 <br />pen space lots ("Application") on a 40+- acre site located at the easterly temunus of Shadid <br />Drive, east of Reche Canyon Road (Assessor Pazcel No. 0282-211-01 and more particularly <br />described in Exhibit "A" - Tract Map No. 16249 ("Subject Site"); <br />WHEREAS, the property affected by the Application is contained within the <br />Reche Canyon Specific Plan; <br />WHEREAS, the Application was reviewed, studied, and found to comply with the <br />Califomia Environmental Quality Act ("CEQA") as more fully described below; <br />WHEREAS, on November 27, 2001, December 10, 2002, January 14, 2003, <br />October 28, 2003 (Workshop), January 6, 2004 (Field Trip) and January 27, 2004, the Planning <br />Commission of the City of Colton ("Planning Commission") conducted duly noticed public <br />hearings on the Application at which time all persons wishing to testify in connection with the <br />Application were heard and the Application was comprehensively reviewed; and <br />occurred. <br />WHEREAS, all other legal prerequisites to the adoption of this Resolution have <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF <br />COLTON RESOLVES AS FOLLOWS: <br />SECTION 1. Based on the entire record before the Planning Commission, all <br />written and oral evidence presented to the Planning Commission, and the findings set forth in this <br />Resolution, the Planning Commission approves Tentative Tract Map No. 16249 as depicted in <br />Exhibit "A", subject to the conditions of approval in Exhibit "B" ("Tentative Tract Map"). <br />SECTION 2.
