ECONOMIC DEVELOPMENT DIRECTOR'S REPORTS AND RECOMMENDATIQLNS. <br />Acting Economic Development Director Gabriel described the Redevelopment <br />Agency's work in progress in actively supporting the mobilehome park conversion <br />projects where mobilehome owners can purchase the saes on which their homes are <br />located. This complicated process requires that the land be subdivided into individual <br />airspace condominiums. After subdivision, the resident purchases his/her site from <br />the park owner, as in the case of rancho Mediterrania. <br />The City can reduce time and money by simplifying the subdivision process. <br />Government Code Section 66428 allows a local agency to provide, by ordinance, a <br />procedure for waiving the requirement for a parcel map. The procedure may include <br />provisions for waiving the requirement for a tentative and final reap for the <br />construction of a condominium project on a single parcel. <br />The proposed ordinance establishes that the City Council waive the requirement for <br />a parcel map, tentative and final map for a single parcel subdivision for the conversion <br />of existing mobilehome park to condominiums if the conversion project () is <br />sponsored by the City or the Agency, (2) does not result in the displacement of <br />tenants and/or owners of mobilehomes who do not purchase the condominium on <br />which their Dome is located, and {3) complies with the requirements of the <br />Subdivision Map Act in effect at the time of conversion.
