CM Hernandez concurred with CM De La Rosa and believes that the Council would be <br />supportive for the betterment of the city. He also made a trip to the proposed project area and <br />evaluated the distance between where the business would be situated in alignment to the <br />freeway and would therefore support the request for variance of a 70' sign as requested by the <br />applicant. <br />CM Suchil inquired as to the traffic impact and street improvements in this area. City Engineer <br />Jakher explained the traffic impact, traffic impact fees, traffic study and economic <br />improvements. In addition City Attorney Derleth clarified that a CEQUA study was completed <br />before the Ashley Furniture business was built. <br />City Attorney Derleth stated that that the City ordinance allows a maximum 50 foot signage and <br />has gotten a variance of 60' with justification. However, there is no information provided in the <br />agenda report and for council to consider as to why a 70' sign would make a difference and <br />suggested we continue the item in order to allow Ashley Furniture representatives time to <br />provide information as to why 70' versus 60' is better. If the applicant is in agreement to provide <br />documentation for the need of 70' sign, Council would need to reopen the Public Hearing. City <br />Attorney Derleth caution it is in the City's best interest that when granting a variance the <br />applicant is responsible for providing supporting information for the additional variance. <br />After additional discussion and comments, motion/second by CM Ramos/De La Rosa to reopen <br />the Public Hearing.
