If the useful life of a structure has not expired <br />by a date fifteen (15) years after the effective <br />date of the application of the FP -1 zone, the life <br />of the structure shall be considered to have ex- <br />pired automatically and said structure shall be <br />removed. <br />2. If any existing structure is damaged in excess of <br />fifty (50) percent of its reasonable value by fire, <br />flood, explosion, acts of God or the enemy, it <br />shall be removed forthwith. <br />3. The enlargement, expansion, extension or change in <br />use of any structure will not be permitted. <br />SECTION 1204. FP -2 Permitted Uses. The following uses <br />will be permitted when shown to be consistent with initial and <br />iultimate conditions for FP -2 zone. <br />A. All uses permitted in the FP -1 zone. <br />B. Orchards, tree crops, nurseries for producing <br />trees, vines and other horticultural stock; <br />and similar open or agricultural uses. <br />C. Other uses or enterprises similar to the above <br />after determination of the Planning Commission and <br />approval by resolution to the City Council. <br />D. The following uses may be permitted if a Condi- <br />tional Use Permit is approved as provided in <br />Ordinance 964, Article XVII: <br />1. Excavation and removal of rock, sand, and <br />gravel. <br />2. Recreation areas, parks, playground, fishing <br />lake, golf course, polo field, golf driving <br />range, baseball and football fields, parking <br />lots. <br />3. When the FP -2 zone is combined with one or more <br />other land use zone districts, the provisions <br />of the FP -2 zone district shall be added to the <br />provisions of the zone district to which it is <br />applied (i.e.) C-2, FP -2 means all of the pro- <br />visions of the C-2 and FP -2 zone districts are <br />applicable. <br />4. Other uses similar to the above as provided in <br />1204 C and approved as provided in Section D <br />above. <br />-5- <br />
