The City Council finds and declares: <br />1. That a public hearing has been duly and legally held by the <br />Planning Commiission of the City of Colton on one Zone District Amendment ap- <br />plication to amend Sections 303 and 304 of Ordinance No. 964, as amended. <br />2. That said Planning Commission has recommended the adoption of <br />the proposed amendment and the zone reclassification of certain parcels of <br />land in accordance with and pursuant to said application. <br />3. That said parcel is delineated and the recommended action <br />appropriately shown and for convenience is referenced indexed on the maps on <br />file in the City Clerk's Office numbered as follows: <br />Zoning Map No. 24, <br />Change an M-1 Zone to an M -2-X Zone, subject to the conditions <br />has follows: <br />1. A conditional use permit shall be required for any expan- <br />sion, change of use, or structural proposal on the subject <br />property. <br />2. A 15' setback shall be.required along Jefferson and Fogg. <br />Streets. <br />3. Maintenance and operation of the facility shall be conducted <br />in a manner which is clean and orderly at all times. <br />4. Within one year from the effective date of this ordinance, <br />the following shall be required to be installed and/or <br />operational: <br />A. Fifteen foot (151) setback along Fogg Street <br />B. Landscaping, including an irrigation system, along Fogg <br />Street frontage, subject to review and approval of City <br />Planning Department; <br />
