20 S/. TEDESCR/PT/ON <br />MW <br />2.1 Site Locations and Legal Description <br />The Site is located south of Interstate 10 in the city of Colton, San Berardino County, <br />California (Figure 1). Slover Avenue generally bounds the Site to the north and the <br />projections of Pepper Avenue and Santa Ana Avenue bound the Site to the east and <br />south,- respectively. The wester boundary of the Site is approximately 750 feet east of <br />the projection of Sycamore Avenue. The southwest comer of the Site does not extend <br />past the San Bernardino County Flood Control Channel (Figure 2). <br />The Site occupies 160 acres and is comprised of four parcels. Parcel 0258-061-010 is <br />4.86 acres -and occupies the northwester comer of the Site. Parcel 0258-061-022 is <br />15.40 acres and lies directly south of the aforementioned parcel, along the western Site <br />boundary. Parcel 0258-071-009 is 72.98 acres and occupies the center portion of the <br />Site. It is separated from both the western parcels and the eastern parcel by a <br />north/south trending road and associated power lines. The easternmost 67.57 acres is <br />designated as Parcel 0258-081-015 (Exhibit A and Figure 2), CalMat Land Company <br />currently owns the property. <br />2.2 Site and. Vicinity General Characteristics <br />The immediate Site vicinity consists of industrial and commercial areas. The surrounding <br />area also consists of industrial and commercial areas with residential development to the <br />northwest of the intersection of Sycamore Avenue and Slover Avenue. Interstate 10 and <br />a railroad right-of-way lie to the north. <br />2.3 Current Use of the Site <br />The Site is currently vacant. A small, corrugated, metal shed is the only structure <br />located on the Site. The shed appears abandoned, but bicycle tracks were observed <br />leading to the shed.
