CITY OF COLTON <br />AGENDA REPORT <br />For Council Meeting of October 22, 1991 <br />TO: Honorable Mayor and City Council <br />FROM: Leslie K. Stratton, City Manager <br />SUBJECT: <br />Acceptance Of Thayre Electric Work As Complete For <br />Carnegie Library/Museum <br />Date: Oct. 22, 1991 <br />BACKGROUND: In 1985, the City entered into a lease agreement with the Colton Museum Association <br />leasing the Carnegie Library building to the Association for purposes of housing and operating a City <br />Museum. Terms of the agreement required the City to provide the Association with the building in a <br />condition for a Certificate of Occupancy in compliance with current codes and regulations. <br />Over the years the building has had substantial renovations and repairs. Thayre Electric was awarded <br />a contract on June 28, 1991, to perform certain improvements as the last phase of renovation for which <br />funds were available. The original contract amount was $55,373. There has been one Change -Order <br />for additional work due to unknown conditions totaling $3,056 for a total contract amount of $58,740. <br />On September 3, 1991, a final walk-through was conducted and subject to some minor punch list items; <br />Thayre Electric's work was complete. <br />DISCUSSION: All punch list items for Thayre Electric have been completed. Though there remains <br />several items of work necessary to obtain the required Certificate of Occupancy, none of the remaining <br />work was in Thayre Electric's contract. A list of remaining items is attached for your information, along <br />with a discussion of each item. None of the remaining work prevents the Association from taking <br />possession of the building for tenant improvements and setting -up of displays. The official opening to the <br />public is scheduled for December and all remaining work for a Certificate of Occupancy must be <br />completed prior to that time. The Association wishes to have possession of the building and is prepared <br />to begin the lease period now. <br />FISCAL IMPACT. • Acceptance of Thayre's work and filing of the Notice of Completion for Thayre <br />Electric's work allows the Association to begin active operations as a museum. <br />ENVIRONMENTAL IMPACT. • None. <br />RECOMMENDATION: Staff j`' recommends acceptance of Thayre Electric's work as complete and the <br />filing of the attached Notice of Completion. <br />- Report prepared by: Karen L.
