3, Rent. Paragraph 5 of the Rental Agreement Is hereby amended in its <br />entirety and shall hereafter read as follows: <br />"5. Bent. <br />5.1 On or before July 1,1994, BECKETT shall pay to SAWPA a <br />lump sum of $5,000.00 cash. <br />5.2 Commencing July 1, 1994, BECKETT shall pay to SAWPA <br />as rent for parcel B-1, in Cash and without prior demand and with <br />reduction of offset, the sum of $1,000.00 per month; for Parcel B-2, the <br />sum of $1.00 per month; and for parcel B-3, the sum of $1.00 per <br />month." <br />4. Past nue Rent. As of June 30, 1994, BECKETT owed SAWPA <br />unpaid rent in the amount of $28,188.93. Upon payment of the lump sum amount of <br />$5,00.00, specified in paragraph 5.1 above, there shall be due and owing from <br />BECKETT to SAWPA the sum of $23,188.93, which sum shall be further reduced by <br />the value of the SARI pipeline easement across the BECKETT property along Agua <br />Manse Road. <br />BECKETT and SAWPA hereby acknowledge and agree that the final <br />amount of past due rent due shall be paid by BECKETT to SAWPA in non-interest <br />bearing installments of $1,000.00 per month, commencing September 1, 1994, until <br />paid. <br />Within three (3) days atter the final amount of past due rent Is <br />determined, BECKETT shall execute and deliver to SAWPA a promissory note for the <br />final amount due. <br />5. Amendment. Except as provided herein, the Rental Agreement shall <br />remain unaffected, unchanged and unimpaired by reason of this First Amendment. <br />2 <br />
