SUSAN K. WEINTRAUB - DEVELOPMENT MANAGER <br />RE: STEPHEN and DEBORAH ANDERSON <br />Dear Ms. Weintraub: <br />Enclosed please find a.copy of A.G.I. Geotechnical, Inc.'s report regarding MR. and Mrs. <br />Andersons property. These are the engineers who conducted the testing for State Farm <br />insurance. <br />This report indicates that the primary cause of damage to the Anderson's home has been the <br />settlement of the soil upon which the house sits. The report indicates that the damage to the <br />house at this time is relatively low compared to the potential for future damage due to the <br />improperly packed soil. A.G.I. has two primary recommendations. The first is underpinning the <br />foundations of the house by means of caissons to natural ground. This would require relatively <br />deep caissons and the construction of structural slabs. It is my understanding that this would be <br />very costly when compared to the alternative they recommend. This alternative is pressure <br />grouting the uncompacted fills. A.G.I. does state that if this less expensive alternative is chosen <br />that it essential that an experienced contractor is used to make sure the work is done properly in <br />order to avoid future problems. <br />As this was the report we were waiting for and it is similar in its conclusions to that of your own <br />engineers we are requesting that you conduct the pressure grouting on the Andersons property. <br />In addition to the pressure grouting we are also asking that you upgrade the Andersons <br />landscaping and patio. We are also asking that all damage done by the settlement be repaired. <br />Finally, we are asking that you compensate the Andersons for all the time, inconvenience, stress <br />and depreciation in value to the property this has caused in 'the amount of $505000.00. <br />In the alternative,, the Anderson's would be willing to have the purchase contract recinded with a <br />reimbursement of their initial $25,000.00 down payment and approximately $25,000.00 in <br />monthly payments to date. In addition, they request $10,000.00 for compensation to them for the, <br />upgrades to the property, ie. drapes, carpet, patio..., $10,000.00 for the stress, inconvenience and <br />
