4 10 I am not a businesswoman; I am not out to make a real estate "killing"; I'm just
trying to make the best of that which was left to us by my husband. Lawsuits do
not appeal to me, however, I have sent a copy of this letter to an attorney friend
with a note expressing my hope that his services will not be needed. I cannot
comprehend that you would elect to have this property remain a dustbowl tumble-
weed patch instead of an operating, taxpaying business.
Thank you for your patient and careful reconsideration of this matter. As always,
I will rely on your greater wisdom to arrive at a just and reasonable decision.
Faye Pribble
11816 Myrtlewood
Colton, California 92324
383-1495
Mayor Gonzales, Councilwoman Garcia, Councilmen Hayes and Rehrer each, individual-
ly, spoke in favor of the proposed business expressing their opinions and reasons
for approval. Councilwoman Cisneros spoke in opposition to the proposed operation,
stating she was opposed to junk yards.
Mayor Gonzales then asked for a Roll Call Vote on the motion as made:
AYES: Four; Hayes, Rehrer, Garcia, Gonzales.
NOES: One; Cisneros.
ABSENT: None.
Motion carried.
Conditional Use Permits
P. C. Res. No. 947
Mr. Trevino reported on a Conditional Use Permit application requested by Fox
Development Corporation to construct a 104 condominium unit development on 4.8 -
acres located east of Pepper Avenue, between Valley Boulevard and San Bernardino
Avenue, which will contain 40 one -bedroom units consisting of 690 square feet, and
64 two-bedroom units consisting of 940 square feet.
Mr. Trevino advised the property is located in a R -3-X zone, the "X" classification
requiring a conditional use permit for any development. Mr. Trevino stated the
City's General Plan designates this area as medium density which allows 7 to 15
units per acre and the project calls for approximately 22 units per acre, which
clearly violates the integrity of the General Plan.
Mr. Trevino concluded the Planning Commission held a public hearing on this item
May 13, 1980, and after studying and researching this application, recommended
denial of the Conditional Use Permit request due to five findings as listed in
Planning Commission Resolution No. 947.
Moved by Councilwoman Cisneros, seconded by Councilman Hayes, to approve Planning
Commission Resolution No. 947, denying Conditional Use Permit, C-9-80, as request-
ed. Unanimous vote.
Variances
P. C. Res. No. 948
Mr. Trevino reviewed his memorandum dated May 15, 1980, regarding a Variance ap-
plication requested by Arrowhead Puritas Water Company to install a 10 foot high
chain link fence topped with barbed wire on the property at 120 Fogg Street. Mr.
Trevino stated this is a permitted use as outlined in Section 15.24.050 of the
Colton Municipal Code.
Mr. Trevino stated the Planning Commission, at a public hearing held May 13, 1980,
recommended approval of the. Variance application, together with three findings, as
outlined in Planning Commission Resolution No. 948.
Moved by Councilman Hayes, seconded by Councilwoman Garcia, to approve Planning
Commission Resolution No. 948, V-6-80. Vote was unanimous.
Planning Case Files
Trailer Request
Mr. Trevino reported on a request from Mr. Maurice Meyers of Colton-Wartsila, Inc.,
located at 330 West Citrus Avenue, for temporary use of a trailer as office space
at their facility while permanent offices are being constructed.
Mr. Trevino advised that temporary use of a trailer for this purpose is permitted
MAY 2 0 1980
