Other factors to be considered are: <br />1. The relationship of the proposed location to: <br />a. The service and convenience provided by the <br />facility proposed; <br />b. Transportation, utilities and other facilities <br />required to serve it; and <br />C. Other uses of land in vicinity. <br />2. Probable effects on persons, adjoining land uses and <br />properties, and the general vicinity including: <br />a. Probably inconvenience, damage or nuisance in <br />terms of noise, smoke, odor, dust, vibration, radia- <br />tion or similar causes; <br />b. Probable hazard from explosion, contamination or <br />fire; <br />C. Probable inconvenience, economic loss or hazard <br />occasioned by an excessive volume or unusual character <br />of.traffic.or the congregating of a large number of <br />people. <br />Section II. Conditions for Recommendation. In rec- <br />lommending the granting of any Planned Community Zone, the Planning <br />Commission may require that the use conform with the site plan, <br />architectural drawings or statements submitted in support of the <br />application, or such modification thereof as the Commission may <br />11deem necessary to protect the public health, safety and general <br />
