The Commission shall review and <br />may require as conditions of approval any of the following in <br />recommending approval of said Conditional Use Permit: <br />1) Architectural design of buildings; <br />2) Signs - number, height and size; <br />3) Landscaping; <br />4) Parking; <br />5) Location of use or buildings; <br />6) Building setbacks; <br />7) Screening of outside storage or uses; <br />8) Any other conditions that the Commission deems appropri- <br />ate; and <br />said maps are certified by the Planning Director and City Clerk. <br />A copy of said maps are on file in the Planning Department and <br />City Clerk's Office. <br />SECTION TWO: The Zone Reclassifications herein above <br />referred to are hereby approved and the Planning Director is hereb <br />directed to amend the official zoning map of the City of Colton, <br />adopted by Ordinance No. 1420, in accordance herewith to show said <br />approval and certify to the same. <br />SECTION THREE: This Ordinance is for the immediate pro- <br />tection of public safety, health and welfare, and shall take effec <br />immediately upon its adoption. The facts constituting the urgency <br />thereof are as follows: <br />This Ordinance is adopted pursuant to California Government <br />Code Section 65858. <br />More than 70% of the area known as the Cooley Ranch has been <br />zoned with specific development standards or a requirement that a <br />Conditional Use Permit is required, at which time standards can be <br />placed on the development. Recent indications are that develop- <br />ment will be taking place in the immediate future in the areas <br />which do not have any development standards; and that these <br />-2- <br />
