The City Council hereby approves the CUP for the Project based on the <br />following findings pursuant to Section 18.58.060(H)(2) of the Zoning Code: <br />1. The proposed use of the Subject Site and design of <br />the proposed Project, as revised and conditioned, is consistent with the intent and guidelines of <br />the General Plan for the Industrial Park land use designation. <br />2. The proposed use of the Subject Site and the design <br />of the proposed Project, as revised and conditioned, is consistent with the intent and purpose of <br />the I -P industrial park zone, as set forth in the Zoning Code. This zone is intended to provide for <br />and encourage the development of an aesthetically pleasant industrial district which encourages <br />the location of desirable industrial plants within the I -P industrial park zone, while protecting <br />property values and providing for proper safeguards and appropriate transitions for surrounding <br />land uses. The revisions to the site plan and the Operating Agreement to be recorded against the <br />Subject Site ensure that the Project will operate in a positive manner and will not have a negative <br />impact on surrounding properties and land uses. <br />SECTION 3. The City Council has determined that the proposed Project is categorically <br />exempt from the requirements of CEQA pursuant to CEQA Guidelines Section 15332, as an infill <br />development. <br />SECTION 4. The City Council hereby directs staff to file a Notice of Exemption within <br />five (5) working days of the adoption of this Resolution. <br />SECTION 5. The City Clerk shall certify to the adoption of this Resolution. <br />SECTION 6.
