The City Council hereby approves the CUP for the Project based on the following findings pursuant to Section 18.58.060(H)(2) of the Zoning Code: 1. The proposed use of the Subject Site and design of the proposed Project, as revised and conditioned, is consistent with the intent and guidelines of the General Plan for the Industrial Park land use designation. 2. The proposed use of the Subject Site and the design of the proposed Project, as revised and conditioned, is consistent with the intent and purpose of the I -P industrial park zone, as set forth in the Zoning Code. This zone is intended to provide for and encourage the development of an aesthetically pleasant industrial district which encourages the location of desirable industrial plants within the I -P industrial park zone, while protecting property values and providing for proper safeguards and appropriate transitions for surrounding land uses. The revisions to the site plan and the Operating Agreement to be recorded against the Subject Site ensure that the Project will operate in a positive manner and will not have a negative impact on surrounding properties and land uses. SECTION 3. The City Council has determined that the proposed Project is categorically exempt from the requirements of CEQA pursuant to CEQA Guidelines Section 15332, as an infill development. SECTION 4. The City Council hereby directs staff to file a Notice of Exemption within five (5) working days of the adoption of this Resolution. SECTION 5. The City Clerk shall certify to the adoption of this Resolution. SECTION 6. This Resolution shall become effective immediately upon its adoption.
