The proposed facility's use and/or operations shall be designed and maintained in accordance <br />with the 2015/2016 editions of the International Fire and Building Codes / California Fire and <br />2 Building Codes (Title 24). <br />3 43. Chapter 6.95 of the California Health and Safety Code requires that facilities that handle <br />hazardous materials or generate hazardous wastes must comply with hazardous material <br />4 disclosure laws. a "business emergency /contingency plan" will be required for this project <br />prior to occupancy. <br />5 44. The applicant shall comply with all Fire Department requirements as noted during the <br />6 business occupancy process. (B.O.P.) <br />PUBLIC WORKS <br />7 45. STREET IMPROVEMENTS <br />8 <br />A. Construct missing street improvements along the project frontage consisting of curb, <br />9 gutter, sidewalk, A.C. pavement, driveway approaches, handicap access ramps, <br />streetlights, street signs, and roadway striping, etc., per City of Colton Standard <br />10 Specifications. <br />11 B. All parkway and unpaved areas within the public right-of-way fronting the project <br />12 shall be landscaped (drought tolerant) and maintained, and an automatic sprinkler <br />system installed. <br />13 <br />C. The applicant shall restore any existing street improvements in the vicinity of the <br />14 project that will be damaged during construction. <br />15 46. DRAINAGE <br />16 A. The property's street and lot grading shall be designed in a manner that perpetuates the <br />17 existing natural drainage patterns with respect to tributary drainage area, outlet points <br />and outlet conditions; otherwise, a drainage easement shall be obtained from the <br />18 affected property owners for the release of concentrated or diverted storm flows. A <br />copy of the recorded drainage easement shall be submitted to the City of Colton for <br />19 review prior to the recordation of the final map. <br />20 B. Submit to the City Engineer's Office the Drainage and Erosion Control plans for review <br />and approval. These plans to be prepared by a Civil Engineer register in the State of <br />21 California. Provide plan and profile for all storm drainage work. <br />22 C. Owner/Developer shall notify adjacent property owners about the impact of the <br />proposed development on drainage configuration of existing adjacent properties. Such <br />23 notification shall be pre -approved by the City Engineer. These drainage issues shall be <br />24 resolved prior to issuance of a grading permit. <br />47. GRADING <br />25 <br />A. Submit to the City Public Works Department a separate grading plan of a scale of <br />26 1" = 20' prepared by a civil engineer registered in the State of California. The grading <br />plan shall include a topographic contour map of the site and 15 feet beyond the property <br />27 lines, with a one -foot contour interval. This contour map shall be prepared within the <br />28 last 12 months prior to a grading permit approval. The final grading plan shall be a 4 <br />-8- <br />
