Page 2 of 12 <br />1 10. No trailers are permitted to be stored on-site or parked in the adjacent streets or neighborhood. <br />2 11. The perimeter eight foot high block wall located along the west property line shall be 8" (width) <br />3 by 8" (height) by 16" (length) with a decorative cap and block wall columns must be placed <br />every 30 feet, subject to review and approval by the Building Official and Development <br />4 Services Director. <br />5 12. The building wall facing the alley shall also be acoustically modified to reduce tractor truck <br />noise to be heard from the surrounding residential property, subject to review and approval by <br />6 the City Building Official and Development Services Director. <br />7 13. Automobile traffic from East K Street is only permitted from 6:00 a.m. to 8:00 pm. Access to <br />8 the site may otherwise be from the 9th Street access point. <br />9 14. The landscaping area in the street right of way shall be maintained and kept up at all times by <br />the occupant of the business. <br />10 <br />15. Trucks shall not be kept idling for more than five minutes on the site. <br />11 <br />16. The construction contractor shall implement the following measures during construction <br />12 activities. These measures shall be identified on grading plans submitted to the City of Colton: <br />13 A. During all project site excavation and grading onsite, construction contractors shall equip <br />all construction equipment, fixed or mobile, with properly operating and maintained <br />14 mufflers, consistent with manufacturer standards. <br />15 B. The contractor shall place all stationary construction equipment so that emitted noise is <br />directed away from the noise sensitive receptors nearest the project site. <br />16 C. Equipment shall be shut off and not left to idle when not in use. <br />D. The contractor shall locate equipment staging in areas that will create the greatest distance <br />17 between construction -related noise/vibration sources and sensitive receptors nearest the <br />project site during all project construction. <br />18 E. Jackhammers, pneumatic equipment and all other portable stationary noise sources shall be <br />19 shielded and noise shall be directed away from sensitive receptors. <br />20 17. Prior to issuance of grading permits, the project applicant shall submit landscape plans to the <br />City of Colton for review and approval that show no objects within the restricted -use areas <br />21 exceed the maximum height of 18 inches. This would ensure a clear line of sight for drivers <br />22 along East K Street and for drivers entering and exiting the project site off of 91h Street. <br />23 18. The site operations shall be subject to the following: <br />A. A special events permit shall be obtained from the Community Services Department for <br />24 any special events on site (e.g., grand opening, temporary outdoor sales, etc). <br />B. The site shall be developed and maintained consistent with the approved plans and the <br />25 conditions of approval. <br />C. The premises shall be kept clean and the operator of the establishment shall ensure that <br />26 no trash or litter originating from the site is deposited onto the neighboring properties or <br />27 onto the public right-of-way. <br />28 <br />-2- <br />
