Mt Vernon Avenue, citywide <br /> <br />g) The site shall be developed and maintained consistent with the approved <br />plans and the conditions of approvals. <br /> <br />8. The chain link, posts, and vinyl slats of the fencing shall be maintained in good <br />condition at all times to meets standards for appearance, appearance, structural <br />quality and durability. <br /> <br />9. Barbed wire, razor wire, or other security type material for fencing shall not be <br />allowed. <br /> <br />10. Future requests for outdoor storage shall require the approval of Site Plan <br />Review, in addition to a Modification of Conditional Use Permit, to confirm <br />conformance with code requirement, including but not limited to demonstrate that <br />the outdoor storage does not interfere with required parking and driveways and is <br />properly screened. <br /> <br />11. The premises shall be kept clean and the operator of the establishment shall <br />ensure that no trash or litter originating from the site is deposited onto the <br />neighboring properties or onto the public right-of-way. <br /> <br />12. Separate submittals and permits are required for all accessory structures such as <br />but not limited to, trash enclosures, patios, light standards, and storage buildings. <br /> <br />13. A sign permit from the Development Services Department shall be obtained for <br />any future signage proposed. <br /> <br />14. The Applicant and/or Property Owner shall comply with all requirements of all <br />reviewing agencies and shall comply with all applicable local, state, and federal <br />rules, laws and regulations. <br /> <br />15. The Applicant and/or Property Owner shall, at all times, maintain the property so <br />as not to constitute a nuisance in the community. <br /> <br />16. Comply with the requirements of the City of Colton Building Division, where <br />applicable, including: Conformance of the interior of the building with provisions <br />of the Americans with Disability Act (ADA) to the extent required by the Building <br />Official. <br /> <br />17. Comply with the requirements of the City of Colton Public Works Department, <br />where applicable. <br /> <br />3 <br />
