DAP -000- <br />358) <br />WHEREAS, 26 Colton, LLC (the Applicant) filed applications (File No. <br />DAP -000-358) requesting a zone change to re -zone property from R-1 (Single Family <br />Residential) to R-1/PC (Single Family Residential/Planned Community Overlay) <br />("Application") for property located at 488 and 502 West Johnston Avenue (Assessor <br />Parcel Nos. 0160-111-07 and 08) ("Subject Site"); and <br />WHEREAS, the City of Colton Planning Commission (the "Planning <br />Commission") held a public hearing on the Application on August 9, 2005, after giving <br />published notice of the Application; and <br />WHEREAS, the Planning Commission has determined that the proposed <br />Application is consistent with the goals and policies of the City of Colton General Plan, is <br />in the best interests of the City's general welfare and the public health and safety, and it <br />would be in the public interest to recommend approval of the Application to the Colton <br />City Council; and <br />WHEREAS, the Application was reviewed, studied, and found to comply <br />with the California Environmental Quality Act ("CEQA") as more fully described below; <br />and <br />WHEREAS, the Planning Commission adopted a Resolution <br />recommending approval of this Application; and <br />ORANGE\MXM\19245.1 <br />-1- <br />
