That a public hearing has been duly and legally held by <br />the Planning Commission of the City of Colton on one Zone District <br />Amendment application to amend Sections 303 and 304 of Ordinance <br />964 as amended. <br />2. That said Planning Commission has recommended the <br />adoption of the proposed amendment and the zone reclassification <br />of certain parcels of land in accordance with and pursuant to <br />said application. <br />3. That said parcel is delineated and the recommended <br />action appropriately shown and for convenience is reference <br />indexed on map numbered as follows: <br />(a) Map 4818-9 <br />Index A-2-69 <br />Change R-1 zone to M -1-X zone <br />The M -1-X zone district permits commercial and light <br />manufacturing uses subject to the following conditions: <br />1. Conditional Use Permit required. <br />2. A 10 foot building setback along any street <br />frontage of lot. <br />3. The setback area, mentioned in No. 2, shall be <br />landscaped and maintained in good condition at <br />all times. <br />4. All parking areas and access drives shall be <br />asphalt paved. <br />5. One tree for each 3,000 square feet of parking <br />area shall be provided within said parking area. <br />6. All storage, manufacturing, assembly operations, <br />and fabrication shall be conducted within a <br />building. <br />
