Perimeter wall along the eastern property line shall be <br />constructed for this project. Wall shall have some <br />decorative features of aliqnment to provide visual <br />enhancement. Plans shall be submitted to the Community <br />Development Director for approval. <br />4. The applicant shall maintain the entire project area in a <br />neat, orderly manner. <br />5. The applicant is required to enter into a landscape <br />maintenance district. <br />6. The applicant shall request the vacation of "Little" <br />Colton Avenue alonq their frontaqe. Assuminq the City <br />will approve said vacation, the applicant shall cause a <br />cul-de-sac to be constructed on this property as a <br />terminus to "Little" Colton Avenue. <br />7. The applicant shall maintain the entire project area in a <br />neat, orderly manner. <br />8. The applicant shall submit to the Planninq Division a <br />landscape plan prepared by a licensed landscape <br />architect. The plan shall be approved by the Communitv <br />Development Director and shall also include (but not be <br />limited to) the followinq landscape features and <br />requirements: <br />a) Permanent irriqation system for all land included in <br />the site plan. <br />-2- <br />
