It is a notable work of an architect or master builder whose individual work has <br />6 significantly influenced the Development of the City; <br />7 The subject property is an example of a modest vernacular -style dwelling and it is highly <br />8 unlikely to have been designed by an architect or constructed by a professional builder. <br />9 Therefore, the subject property is not eligible under Local Criterion 5. <br />10 6. It embodies elements of architectural design, detail, Materials, or craftsmanship <br />11 that represent a significant architectural innovation; <br />12 The Peter Peters House represents an interesting combination of adobe and wood -frame <br />13 construction. However, its design, details, materials, and craftsmanship do not represent a <br />14 significant architectural innovation. Both adobe construction and wood -frame residences <br />15 reflecting a Victorian -era vernacular aesthetic were common in the San Bernardino Valley <br />16 during the mid- to late 19th century. Thus, the subject property does not appear eligible <br />under Local Criterion 6. <br />17 <br />18 7. It has a unique location or singular physical characteristics representing an <br />19 established and familiar visual feature of a neighborhood, community, or the City; <br />20 The Peter Peters House has occupied its original location at the southwest comer of what <br />21 is now Agua Mansa Road and S. Rancho Avenue since its construction in the early 1870s. <br />22 While some ill has occurred over time, much of the area is still open land, and the <br />house has remained a prominent, established, and familiar visual feature of the <br />23 neighborhood and the City.
