All signs shall be approved by the Development Review <br />Committee as to color, shape, size, height, movement, <br />etc. <br />5. This Conditional Use Permit shall expire in one year <br />in accordance with the requirements of the Zoning <br />Ordinance, if no action is taken by the applicant to <br />implement this approval. <br />6. The final site improvement plans to include grading, <br />drainage, paving, and utilities shall be prepared by <br />a licensed engineer, conform with the approved pre- <br />liminary site plan and all applicable provisions of <br />the City's Zoning Ordinance and development stan- <br />dards. Significant proposed deviations, other than <br />those necessary to meet Planning Commission require- <br />ments, from the preliminary plan shall require that <br />the project return to the Planning Commission for <br />approval. <br />7. The applicant shall comply with the following Fire <br />Department requirement: <br />a. Hard surface roads and fire hydrants are to be <br />operational prior to the installation of any <br />mobile home. <br />8. The developer shall contribute toward a traffic sig- <br />nal at San Bernardino and Pepper Avenues (as per <br />the Department of Community Services). <br />9. All mobile homes shall conform to the following de- <br />velopment standards: <br />a. Each space shall have a two -car garage with not <br />less than a twenty -foot dimension, construction <br />to be of frame and stucco or other approved <br />siding. <br />b. All lots shall be fenced along the rear and side <br />property lines. <br />C. Open space behind lots shall be deleted and made <br />part of the adjoining lot. <br />d. Lots 78 through 81 shall be deleted and made part <br />of the recreation area, with added amenities to <br />be approved by the Planning Commission. <br />e. All mobile homes shall conform to Zoning Ordinance <br />Section 18.24.080, except for foundation system. <br />
