Foundation system shall be as per Title 25 with <br />masonry skirting and a floor elevation not more <br />than twelve (12) inches from grade or street <br />level. <br />10. The minimum lot size shall be 3,900 square feet. <br />11. The minimum lot width shall be fifty—two (52) feet, <br />and the minimum lot depth shall be seventy—five (75) <br />feet. <br />12. The minimum coach width shall be twenty—four (24) <br />feet. <br />13. Setbacks shall be as provided in Title 25 (rear and <br />side). <br />14. Mobile home and garage shall have a front setback of <br />not less than ten (10) feet from common parking areas, <br />roadways, and walks. <br />15. Guest parking should be dispersed throughout the de— <br />velopment at one—half space ratio per unit. <br />16. The drainage problem shall be addressed to the satis— <br />faction of the Department of Community Services. <br />17. All easement issues, if any, shall be settled before <br />permits are issued. <br />18. Plans for facilities provided on recreation site shall <br />be subject to the approval of the Planning Director. <br />19. Perimeter wall, or decorative landscaping berm, shall <br />be constructed for this project. Wall (berm) shall <br />have some decorative features of alignment to provide <br />visual enhancement. Plans shall be submitted to the <br />Planning Director for approval. <br />20. The applicant shall maintain the entire project area <br />in a neat, orderly manner until responsibility there— <br />fore is assumed by the Homeowners Association, or <br />some responsible person or group, as applicable. <br />21. The applicant shall submit to the Planning Department <br />a landscape plan prepared by a licensed landscape <br />architect. The plan shall be approved by the Plann— <br />ing Director and shall also include, but not be limit— <br />ed to, the following landscape features and require— <br />ments: <br />
