Design Guidelines <br />The Specific Plan shall include the design guidelines / standards for all land use <br />categories including the following: <br />1. Site Planning Guidelines <br />• General standards, objectives and criteria for office, retail and residential <br />uses. <br />• Transit oriented principles for Passenger Rail and/or Bus lines stations. <br />• Pedestrian connectivity and amenities. <br />2. Architectural Guidelines for Residential, Office and Retail uses. <br />• General standards, objectives and project vision. <br />• Massing and Form, building typologies, i.e., grouping concepts. <br />• Materials <br />• Screening of non residential uses such as equipment, storage, loading and <br />service areas. <br />3. Landscape Architectural Guidelines <br />• General standards, objectives and project vision. <br />• Streetscape Concepts <br />• Parking Lots and Site landscape <br />• Open Space and Recreation — master plan concepts for key areas <br />will be included. <br />• Lighting <br />• Walls and Fences <br />• Community Entry Monument Guidelines — major and secondary entry <br />monuments. <br />Each of the above sections E2 -E4 above shall include sections, plans, and/or <br />photographs to convey design quality and character described in the project <br />vision and objectives. <br />Up to three meetings with the City staff are included to review the above. <br />Task Two: Specific Plan Screencheck Draft <br />A Screencheck Draft (10 copies) incorporating text and exhibits referenced above <br />will be submitted for staff review and comments.
