Additional DATA AND ASSUMPTIONS for Aerial Topography, Compiled Boundary and <br />Land Use Constraints Map. <br />A. All requests for mapping not specifically addressed in the Scope of Services and Data and <br />Assumptions and therefore not a part thereof, shall be considered as "Additional Services", and <br />subject to additional fees. <br />B. The following mapping items specifically excluded from this Agreement consist of, but are not <br />necessarily limited to, the following: <br />1. Preparation of easement or grant deeds. <br />2. ALTA/NSPS land title survey maps. <br />3. Lot Line Adjustments (after map recordation). <br />4. Preparation of on-site easement plats and legal descriptions. <br />5. Preparation of off-site easement plats and legal descriptions. <br />6. Legal descriptions and plats required for annexation, zone changes or zoning maps. <br />7. Legal descriptions and plats required for formation of or annexation to maintenance, <br />assessment or other special districts, (landscape, water, sewer, etc.). <br />8. Final map revisions dictated by tentative map changes and/or a revised tentative map. <br />9. Condominium plans. <br />10. "Covenants, Conditions and Restrictions" documents. <br />11. A surveyed boundary. <br />12. Preliminary Title Reports. <br />It is assumed, that for the purpose of this section, sufficient survey monumentation will be <br />available at the controlling major intersections and key elements of the underlying record maps. <br />In the event the monumentation is incomplete or deficient, then additional expanded scope may <br />be required. If this should occur, Consultant will discuss in detail with Client these findings, <br />and a fee adjustment to this agreement will be required. <br />Please note that the setting of monuments or the filing of a Record of Survey have not been <br />included in the Scope of Services. If Client requests the setting of monuments, Consultant is <br />required by State Law to file a Record of Survey. Consultant shall also be required to file a <br />Record of Survey if, in performing the boundary survey, material discrepancies are found <br />between the field conditions and the "record" conditions, or, if any of the boundary lines being <br />established are not shown on any previously recorded Subdivision Map, Official Map, or <br />Record of Survey. A copy of those sections of the Professional Land Surveyor's Act describing <br />the requirement for a Record of Survey will be provided at Client's request. The preparation <br />and filing of a Record of Survey shall be billed and paid for as "Additional Services". <br />The Title Report Analysis will be limited to reviewing the Preliminary Title Report supplied by <br />the Title Company based on the hours and fees identified in the Fee Schedule. This effort <br />assumes the title report will define seventy-one (71) unique ownership interests. If more than <br />71 are provided, they will be considered additional services and at a fee of $337.50 per <br />additional ownership interest. <br />A-11 <br />
