HUTTON, PUBLIC WORKS DIRECTO I*— - <br />SUBJECT: REQUEST BY FOOD PRO INTERNATIONAL, (FILE INDEX NUMBER <br />DC -61-92) FOR MODIFICATION OF TRAFFIC MITIGATION <br />ASSESSMENT <br />Food Pro International's Project is generally located in the newly <br />annexed area known as S/W 44, bounded by the Riverside County Line <br />South of the Santa Ana River and East of Riverside Drive. <br />This project consists of a total of approximately 22,640 Sq. Ft. of <br />which, included within is 4,800 S.F. of display area and 2,400 S.F. <br />of office area. <br />When this project was originally submitted to the Engineering <br />Department for determining Traffic Mitigation it was not made <br />completely clear as to its specific use, therefore the projects <br />floor space was broken down into the 3 categories as would commonly <br />be done for a Commercial Strip Center or Multi use Commercial <br />Center, and therefore was applied the Traffic Mitigation Fees. <br />With the recent submittal of additional information more specific <br />in nature as to this projects full intended use, and a traffic <br />analysis prepared by Keith B. Higgins and Associates outlining <br />traffic generation rates for this project, it would be appropriate <br />for the Traffic Committee to consider the requested modification <br />for recommendation to the Planning Commission. <br />Attachments <br />1.
