View Apartments & C-2/Han's Automotive Repair <br />West: R-3/Multiple Family Residential <br />PROJECT DESCRIPTION: <br />The City of Colton Community Development Department is requesting a General Plan <br />Amendment, Zone Change, and Environmental Assessment for three parcels of property, <br />located at 444 Colton Avenue. The Department is requesting a General Plan <br />Amendment/Zone Change on Assessor's Parcel Number 162-106-05 from Commercial <br />(Office/Business Park) to Industrial (M-1/1-ight Industrial), and a Zone Change on Assessor's <br />Parcel Numbers 162-106-11 & 12, from M-1/SDA (Light Industrial/Sensitive Development <br />Area) to M-1 (deletion of the SDA overlay zone). <br />Parcels 162-106-11 & 12 are owned and utilized by Laymon's Candy, a manufacturer of <br />confectionery foods. Parcel 162-106-05 is owned by the Southern Pacific Transportation <br />Company and had been used to contain a railroad spur line. The rail <br />line was recently removed and the property is now vacant. There is, however, an existing <br />underground petroleum pipeline, located in the center of the parcel traversing from north to <br />south. It is anticipated that Laymon's Candy will purchase the railroad property, and utilize <br />the land for additional parking space. <br />
