He <br />stated that it is their intent to make the property something the City can be proud of. <br />Commissioner Prieto inquired as to whether there would be storage outside. Mr. Soto stated <br />there would be some storage outside, but that it would be moved rapidly, be stored to the rear <br />of the building, and would not be seen from the front of the property. He described the height <br />of the building and landscape features that would hide any storage from view. Commissioner <br />Prieto inquired about whether there would be odors coming from the proposed project. <br />Commissioner Hernandez asked Mr. Derleth whether the additional 24% landscaping could be <br />provided to the City for use. Mr. Derleth indicated that it could be required as long as the City <br />used the additional landscaping in the area around the proposed project. <br />Mr. Zamora indicated that because of the type of the business being proposed, excess <br />landscaping is not wanted due to health reasons. He stated that they would have a significant <br />amount of landscaping at the front of the property. Mr. Zamora stated that the odor concerns <br />are responded to in the Initial Study and that there are measures that can be taken to <br />minimize odors. Mr. Soto explained the Initial Study process and the request for a Mitigated <br />Negative Declaration. <br />Commissioner Chavez questioned the cleaning of the property and what would happen with <br />any water runoff that may occur. Mr. Derleth explained that the attachment to the Resolution <br />shows the mitigation measures for the proposed project and briefly reviewed them. <br />Public Hearing Opened <br />Joe Sloan, Taormina Industries, 1131 North Blue Gum, Anaheim, CA <br />Mr. Sloan showed the Commission a drawing of the proposed project. <br />Scott Schlabsz Taormina Industries 1131 North Blue Gum Anaheim CA <br />Mr. Schlabsz briefly explained the features illustrated in the drawing. He stated that their <br />intention is to increase the landscaping to 4%. Chairperson Oliva questioned that since all of <br />the landscaping would be at the frontage of the property would the back of the property be <br />seen from the freeway. Mr. Schlabsz stated that it is very difficult to see the property from the <br />freeway and that there are mature trees planted on part of the freeway that would also block <br />the view. <br />Chairperson Oliva expressed concern about storage that may be visible to the public. Mr. <br />Schlabsz stated that the building is 25 feet high and storage would not exceed that height. Mr. <br />Sloan stated that the product would be moved rapidly and that the storage would not be long <br />term. <br />Mr. Sloan explained the reason for the request for a metal building. He stated the City and <br />Taormina have been working towards an agreement regarding the public/private partnership <br />and that the City would receive some of the benefits of having this type of facility in the City. <br />He stated that they planned the project to meet all the needs required but also be competitive <br />with surrounding facilities. He stated that to invest in masonry or tilt -up type buildings would <br />
