Based on the entire record before the City Council, all written a <br />oral evidence presented to the City Council, the Agenda Report and the findings <br />forth in this Resolution, the City Council of the City of Colton overturns the decision <br />the Planning Commission and hereby approves Tentative Tract Map No. 16019, <br />depicted in the attached Exhibit "A", subject to the conditions of approval in the attach <br />Exhibit "B." <br />SECTION 2. Pursuant to California Government Code §66410 et SeMc . and the <br />City of Colton Municipal Code, and based on the entire record before the City Counci <br />and all written and oral evidence presented, the City Council finds as follows: <br />A. The proposed subdivision, as designed, provides to the extent feasible, foi <br />passive or natural heating or cooling opportunities. The design of the subdivisior <br />proposes lots of approximately 48 feet in width and 94 feet in depth. Further, the <br />minimum lot area in the subdivision is 4,500+ square feet (4,200+ around the propose( <br />cul-de-sacs). Thus, the subdivision proposes lots that are of sufficient size to permi <br />orientation and design of structures in an east -west alignment to take advantage o <br />prevailing breezes and other natural heating and cooling opportunities. <br />B. The proposed subdivision map and the design and improvement of th <br />proposed subdivision are consistent with the general plan for the City of Colton. Th <br />General Plan designation for this area is "Low Density Residential." The purpose of thi <br />designation is to encourage single family residential suburban developments <br />detached dwellings at a density of up to eight (8) dwelling units per acre. T <br />residential density proposed for this project is 6.9 dwelling units per acre (52 units <br />7.5 acres). Thus, it is consistent with the Low Density Residential Designation. T <br />General Plan also includes special land use designations, including the "Plann <br />Community" (PC) development designation, which is intended to provide flexibility <br />standard single family zoning regulations.
