File Index Number DZ -09-99 <br />Concurrently with File Index Number DT -28-99 <br />July 27, 1999 <br />Page 5 <br />FINDINGS: <br />I. The proposed projects, DZ -09-99 and DT -28-99, are consistent with the intent <br />and guidelines of the General Plan. <br />2. File Index Number DZ -09-99 is consistent with the Zoning Ordinance. <br />3. If the City Council approves a zone change for File Index Number DZ -09-99, the <br />proposed Tentative Tract #16019, File Index Number DT -28-99 will be consistent <br />with the Zoning Ordinance. <br />4. The proposed projects, DZ -09-99 and DT -28-99, are compatible with the <br />surrounding uses. <br />5. The proposed projects, DZ -09-99 and DT -28-99, will not have a significant effect <br />on the environment and warrants the adoption and filing of a Negative <br />Declaration under CEQA. <br />RECOMMENDATION: <br />Staff recommends that the Planning Commission approve the following: (1) Resolution <br />Number R-04-99, Recommending to the Colton City Council Approval of a Zone <br />Change and Adoption of a Negative Declaration for File Index Number DZ -09-99: (2) <br />Design Review of Tentative Tract #16019, File Index Number DT -28-99, subject to the <br />Conditions of Approval. <br />
