File Index Number DAP -000-459 <br />August 13, 2005 <br />Page 3 of 3 <br />On June 20, 2005, the Design Review Committee considered the proposed project and voted to <br />recommend approval to the Planning Commission. Staff concurs with the Committee's <br />recommendation. <br />FINDINGS: <br />1. The proposed project is consistent with the intent and guidelines of the General Plan. <br />2. If the Planning Commission and the City Council approve a zone change from C-2 (General <br />Commercial) to R-2 (Duplex Residential), the proposed project will be consistent with the <br />Zoning Ordinance. <br />3. The proposed project is compatible with the surrounding uses. <br />4. The proposed project will not have a significant effect on the environment and warrants <br />approval of a Negative Declaration. <br />RECOMMENDATION: <br />Staff recommends that the Planning Commission approve File Index Number DAP -000-459, subject <br />to the Conditions of Approval; adopt the attached Resolution, a recommendation to the Colton City <br />Council to approve a Zone Change for the property located at 744 East "G" Street, and approval of a <br />Negative Declaration. <br />SW (09/07/05) <br />
