ments for a proposed building to be located northwest of Mt. Vernon Avenue and 37
Cooley Drive and east of Via Lata in the Cooley Ranch area.
Mr. Aguilera continued that the parcel in question is somewhat irregular in con-
figuration with a major Edison easement dissecting the property, thus, the build-
able area is greatly reduced on this lot. Mr. Aguilera advised the plot plan sub-
mitted delineates an irregular shaped building with no setbacks allowed on the
street side, west, or the rear, north, and the Colton Municipal Code requires a
minimum of a 20 foot setback from both interior and street property lines. Mr.
Aguilera further advised that both of the zero setback areas of this property are
adjacent to steep inclines of approximately twenty-five feet in height.
Mr. Aguilera concluded the Planning Commission considered the Variance application
at a public hearing held March 24, 1981 and recommended approval as outlined in
Planning Commission Resolution No. 989.
Moved by Councilwoman Garcia, seconded by Councilman Rehrer, to approve Planning
Commission Resolution No. 989 together with findings as listed therein.
