General Plan elements. The proposal meets, or will meet, all zoning re-
quirements when conditions of approval are met. Mr. Aguilera then des-
cribed the proposed service station, the design, and its location within
the proposed site.
Mr. Aguilera advised during the Planning Commission public hearing several
residents protested the gas station, and a petition containing 22 names in
protest was submitted. Mr. Aguilera stated the Planning Commission denied
the gas station for the proposed "Stop -N -Go" convenience store.
Mr. Aguilera concluded if Council agrees with the Planning Commission's
recommendation to deny File Index No. C-19-88, adoption of Resolution No.
R-126-88 would be in order.
Mayor Gonzales asked if anyone present desired to speak on this matter.
Speaking in favor:
Mr. C. Samuel Blick, Attorney representing the applicant, stated the shopp-
ing center was approved, and the gas pump islands were actually designated.
The project was approved by the Planning Commission and the project is in
conformance with the General Plan. Attorney Blick stated the only issue
remaining was whether gas pumps would actually be included later on. At-
torney Blick said the project is safe, it could not be made more safe, the
City Engineer has stated this plan does flow and work; the traffic is not
a detriment.
Mr. Don Hertel, A.I.A., Hertel Thompson Architects, stated there are not
too many service stations, the other stations in the area tend to service
the freeway traffic. This "Stop -N -Go" center will serve the immediate res-
idential area, it will not exacerbate the traffic. Mr. Hertel said there
is ample parking and stacking because the pumps are located in the middle
of the project.
Sandra Hagen, Stop -N -Go Center representative, reported that they had
studied the area and are sure the Center will work at this location.
Speaking in opposition:
Mr. Joe Alberts, 1150 Meadow Lane, #45, submitted letters of protest and
stated that an EiR should have been required. The residents are protest-
ing the increase in traffic, it is not in the best interest of the commun-
ity, the driveway ingress and egress directly across from the residential
area and the fire station that is going in across the street.
Charmel McClue, 1150 Meadow Lane, #25
Beverly Bentley, 1150 Meadow Lane, #37
Frank Vogel, 1150 Meadow Lane
Florence Chriss, 1150 Meadow Lane, #46
3
