Improvements and Dedications. Every building permit, <br />i <br />save and except building permits issued for fences or wall or swimming pools, <br />I� issued to any applicant for an enclosed structure, remodeling or addition of <br />400 square feet or more, or the value of the enclosed structure, remodeling or <br />' addition is $4,000.00 or more, which value shall be established pursuant to the <br />i <br />provisions of said l.niform Building Code, 1976 Edition, shall include: <br />(a) ;Installation of all off -.site improvements, including curbs, <br />gutters, sidewlaks, (street trees, street lights, paving of streets and alleys, <br />as may be required and connection to utilities, in accordance with City of <br />Colton standards andispecifications in and on all street frontages of the lot <br />or lots to be used in conjunction with the building to be constructed or Im- <br />proved; or, <br />(b) Enter into an improvement agreement with the City of Colton <br />agreeing to complete said improvements as set forth hereinabove on a date <br />certain as may be agreed upon by the City, and further agreeing to hold the City <br />its agents, officers and employees free and harmless from all claims of any <br />nature whatsoever arising in any way out of applicant's use and occupancy or <br />the condition of saidproperty,property, and further agreeing to furnish the City a per- <br />formance and completion bond or cash bond or other acceptable security in an <br />amount and form deemeadequate by the City Engineer, securing the performance <br />of said contract. Sand agreement shall be in a form approved by the City <br />Attorney. <br />(c) In all cases, deed or cause to be deeded all right-of-way, <br />and easements in accordance with any street plan, SpecificPlanor General Plan <br />of the City or may be required by the City Council of the City of Colton. <br />(d) Ir} computing said 400 square feet or the $4,000.00 valuations <br />as aforesaid, the sam shall be cumulative on two or more enclosed structures, <br />remodelings or addit ns when there is the same owner and the second or more <br />i <br />enclosed structures, remodelings or additions occur within a period of 5 years. <br />
