r <br />i <br />SECTION 5. Improvemen�s and Dedications. Every building permi� <br />'i, save and except building permits issued for fences or wall or swimming pools, <br />2 <br />I!, issued to any applicant for an enclosed structure, remodeling or addition of <br />3 400 square feet or more, or the value of the enclosed structure, remodeling or <br />4' <br />Jaddition is $4,000.00 or more, which value shall be established pursuant to th <br />5 ,1 <br />6l, provisions of said Uniform Building Code, 1979 Edition, shall include: <br />(a) Installation of all off-site improvements, including curbs <br />8 � gutters, sidewlaks, street trees, street lights, paving of streets and alleys, <br />g as may be required and connection to utilities, in accordance with City of <br />10! Colton standards and specifications in and on all street frontages of the lot <br />11 ! or lots to be used in conjunction with the building to be constructed or im- <br />12 proved; or, <br />13 I', (b) Enter into an improvement agreement with the City of Colto <br />14agreeing to complete said improvements as set forth hereinabove on a date <br />15; certain as may be agreed upon by the City, and further agreeing to hold the Ci <br />16 its agents, officers and employees free and hamless from all claims of any <br />17 nature whatsoever arising in any way out of applicant's use and occupancy or <br />18� the condition of said property, and further agreeing to furnish the City a per <br />19l formance and; completion bond or cash bond or other acceptable security in an <br />20 <br />amount and form deemed adequate by the City Engineer, securing the performance <br />21 <br />of s.:id contract. Said agreement shall be in a form approved by the City <br />22i <br />Attorney. <br />23 <br />(c) In all cases, deed or cause to be deeded all right-of-way, <br />24 <br />i <br />and easements in accordance with any street plan, Specific Plan or General Pla <br />25i <br />1 of the City or as may be required by the City Council of the City of Colton. <br />26 <br />(d) In computing said 400 square feet or the $4,000.00 valuati <br />27 <br />as aforesaid, the same shall be cumulative on two or more enclosed structures. <br />28 <br />i <br />remodelings or additions when there is the same owner and the second or more <br />L enclosed structures, remodelings or additions occur within a period of 5 years <br />i� <br />�I <br />
