1 <br />2 <br />3 <br />4 <br />5 <br />6 <br />7 <br />8 <br />9 <br />10 <br />11 <br />12 <br />13 <br />14 <br />15 <br />16 <br />17 <br />18 <br />19 <br />20 <br />21 <br />22 <br />23 <br />24 <br />25 <br />26 <br />27 <br />28 <br />evening/night club use, plus 132 square feet of office area and 380 square feet of <br />storage area (the "Nightclub Area"); and <br />WHEREAS, Title 18 of the City of Colton ("City') Municipal Code <br />regarding zoning regulations (the "Zoning Code") does not include specific parking <br />regulations governing nightclubs; and <br />WHEREAS, City Staff has determined that "places of assembly" are the <br />most similar regulated use under the Zoning Code, regarding parking impacts, and <br />has applied Section 18.22.120(A)(8) of the Zoning Code which requires that: for places <br />of assembly where temporary or movable seats are provided, one (1) parking space is required <br />for every 40 square feet of area within the assembly room; and <br />WHEREAS, based on its application of Zoning Code Section <br />18.22.120(A)(8) and Zoning Code Section 18.22.120(A)(10) which requires one (1) <br />space for every 500 square feet of gross floor area for storage space, City Staff <br />determined that the Nightclub Area would require 121 parking spaces; and <br />WHEREAS, City Staff calculated the number of parking spaces <br />required for the Retail/Office Area by applying Zoning Code Section 18.22.120(A)(1) <br />which requires one (1) space for every 250 square feet of gross floor area for retail <br />space, and Zoning Code Section 18.22.120(A)(10) which requires one (1) space for <br />every 500 square feet of gross floor area for storage space, finding that 65 parking <br />spaces would be required for this portion of the Project; and <br />-2- <br />
