Graphics - Base map preparation showing utilities, street names, right -of -way, property line and dimen- sions, bearings, existing street widths and site fea- tures. B. MASTER PLANNING: 1. Project Base Sheet - We will prepare a base sheet at an app ropri ate scale for the total site from topographic maps and baseline data` as providd by our. Ci vi 1. Engineer. 2. Site Analysis - We will visit/study the site and verity existing site conditions, existing engineering problems and physical limitations and design oppor- tunity. We will present the site analysis, oppor- tunities and constraints at the first meeting with the City. 3. Conceptual Planning - We will prepare two (2) rough conceptual plans of the major design features of the project which will include the open space, seating, sign locations, picnic areas, fencing, and other amenities. The intent of the first plan is to facilitate input at the first meeting with the City and generally express design concepts and discuss design alternatives. The secon _plan wi11 be a refinement of the first design and will be used for approval to develop working drawings, 4. Meetings and Presentations - We understand that there w I be three meetings with the City as follows: a. Kickoff meeting with City to review existing site data and program requirements. b.
