Authority: This article is enacted pursuant to the authority <br />contained in Sections 11525 and 11535.1 of said Business and Professions Code. <br />Its provisions shall apply to subdivisions involving condominium projects as <br />set forth and defined in Section 209, 2. above. <br />4. Condominium projects require additional regulations because <br />of special problems resulting from divided ownership of individual units and <br />the purpose of this article is to provide reasonable standards for the location, <br />design and development of condominium projects and information contained in <br />the precise plan of development which shall be filed with the tentative map. <br />5. Precise plan required . A precise plan of design shall be <br />required for the use or development of any lot or parcel of real property for a <br />condominium project irrespective of the area or size of such lot or parcel. <br />6. Application requirements. Each application for the approval of <br />a precise plan of design for a condominium project shall include the following <br />information and documents. <br />scale: <br />a. A site plan with at least the following details shown to <br />(1) Location, height, the gross floor area and proposed <br />uses of each existing structure to remain and for each proposed structure. <br />storage areas . <br />(2) Location, use and type of surfacing of all open <br />(3) Location and type of surfacing of all driveways, <br />pedestrain ways, vehicle parking areas and curb cuts. <br />I or fences. <br />(4) Location, height and type of material for walls <br />(5) Location of all landscaped areas, type of landscaping <br />and a statement specifying the method by which the landscaping areas shall <br />
