Page 11 of 12 <br />1 <br />E. The applicant shall pay the development impact fees and infrastructure fees in effect at <br />2 the time that building permits are obtained for approved structures. Applicants shall be <br />3 required to submit detailed plans showing approved Land Uses and the square footage <br />of each structure proposed. <br />4 <br />5 F. Pay plan check fee for the Final Parcel Map. <br />6 G. Pay plan check fee for the plan checking of the Water Quality Management Plan. <br />7 51. FINAL MAP <br />8 A. Submit a copy of the Title Report to the Public Works Department. <br />9 B. All plans, including grading plans shall be drawn on 24" x 36" 4 mil Mylar. <br />10 C. Original drawings shall be revised to reflect As -Built conditions by the Design <br />Engineer prior to final acceptance of the work by the City. Water service lines, water <br />11 meters, sewer laterals and electric, irrigation lines, etc., within the street right-of-way <br />12 and 5' outside of the street right-of-way shall be shown on the As -Built Water/Sewer <br />Plans. Construction plans for gas, telephone, electric and cable TV etc., shall be <br />13 submitted to the City for records. <br />14 D. A small index map shall be included on the title sheet of each set of plans, showing the <br />15 overall layout of the public improvements. <br />16 E. An original mylar of the final map (after it is recorded) shall be provided to the City <br />for the City's map files. <br />17 <br />F. Contact all affected agencies, (Army Corps of Engineers, California Department of <br />18 Fish & Game, Regional Water Quality Control Board, and San Bernardino County <br />Flood Control & Water Conservation District, etc.), and obtain the necessary approvals <br />19 with regards to the proposed development, which. Submit copies of correspondence <br />20 with the agencies to the Public Works Department. <br />21 G. Submit improvement plans to all affected utilities, including the Gas Company, Cable <br />Companies, Verizon California, etc., prior to issuance of the Building Permit and <br />22 transmit correspondence to the Public Works Department. <br />23 52. CONSTRUCTION & MAINTENANCE OF PUBLIC IMPROVEMENTS <br />24 A. All required water lines and fire hydrants shall be installed and made operable before <br />any building permits for framing are issued. This may be done in phases if the <br />25 construction work is in progress for emergency vehicles. <br />26 B. Vehicular access shall be maintained at all times to all parts of the proposed project, <br />27 where construction work is in progress, for emergency vehicles. <br />28 <br />-11- <br />
